Preserving Tampa's Rich Heritage: LCS Honors Historic Landmarks through Restoration Projects

LCS takes great pride in contributing to the preservation of Tampa's rich history through our involvement in renovation projects of iconic landmarks.

  • LCS has worked on renovation projects of historic Tampa landmarks including the University of Tampa, St. John's Greek Orthodox Church, and Hillsborough High School, the county's oldest high school dating back to 1927.
  • Our company had the privilege of attending the ceremony held at Hillsborough High School on May 3rd, 2008, celebrating the new renovations and restoring thousands of square feet of terrazzo flooring.
  • The $16.9 million dollar project received the North Florida Associated Builders and Contractor's 2007 Excellence In Construction Project of the Year Award and an Honor Award for Architecture by the American Institute of Architects Tampa Bay for Historic Renovation.

Terrazzo floors that have been restored must be treated like a polished marble floor. Dust mop terrazzo floors frequently using a clean non-treated dry dust mop. Sand, dirt and grit do the most damage to natural stone surfaces due to their abrasiveness.

Refinished terrazzo floors should be mopped with a NEUTRAL CLEANER ONLY using a clean mop that is only used for the polished terrazzo. Neutral cleaners for polished marble (which is how the terrazzo should be treated) can be found at your local janitorial supply store or from our company. Follow the cleaner’s dilution directions and change the water frequently. Vinegar and acidic cleaners such as the Zep Terrazzo Cleaner found at Home Depot should NOT be used on polished terrazzo floors as they will etch the terrazzo removing the polish.

The general cost of terrazzo restoration is between $4 – $6 per square foot. Many factors that determine the cost include the amount of square footage, furniture to move, nails to cut, cracks to repair and especially the amount of holes or pitting to repair.

Due to varying conditions of each floor an on-site estimate is recommended for an accurate quote.

Call our office at (813) 948-6800 for more information or to make an appointment for this free quote.

Homeowners can remove the carpet but should NOT remove the carpet tack strip nails. Pulling the nails out will cause costly hole repairs which can be avoided by allowing a stone care specialist to cut the nails.

One of the greatest benefits of terrazzo restoration is the maintenance. Unlike the initial refinishing, maintenance re-polishing is done only in high traffic areas at a fraction of the cost of restoration. Proper maintenance by a stone professional is the most important part of keeping your floor looking its best and protecting the investment of your initial restoration.

No stone specialist with any experience will guarantee stain removal but there is a “poultice” that can be applied to attempt to lighten/remove the stain. A poultice is the combination of a very absorbent material (it must be more absorbent than the stone) mixed with a chemical, which is determined by the type of stain to be removed. The concept is to draw the stain out of the stone. The chemical will attack the stain inside the stone, and the absorbent agent will pull them both out together. For more information feel free to call L.C.S. at (813) 948-6800 and speak to a stone specialist.

Unlike buying a product that is the same from one company to another, purchasing a service such as terrazzo restoration requires a clear understanding of each company. First narrow your search to only those companies specializing in stone restoration (not those that strip and wax floors or offer tile and carpet services). Next understand what each company proposes to do. To choose the best specialist you must become an informed consumer so ask many questions. If you only compare prices you may be cheating yourself
out of the best job. Finally find out who will be doing the actual work. There’s a big difference in having the owner on-site than just a sub-contractor or employee with much less experience.

Here are some questions to ask before hiring a company:

  • Is the company privately owned or a franchise?
  • Is the company certified in stone restoration?
  • Who will be doing the actual work?
  • What exactly is included in the quote?
(i.e. terrazzo repairs with marble chips? polishing process? moving furniture?)
  • LCS differs from others in many ways including over 35 years of experience in the Tampa Bay area, certification for stone restoration, and quality customer service through owner operation. We use only the best sealers and polishing material imported from Germany, Spain and Italy.
